Ceiling multi-sensor for short-term rentals

Catch what you can't see. Charge it automatically.

One ceiling sensor detects smoking, parties, CO and overcrowding, cross-references your booking calendar, and recovers the fee through your PMS via Stripe — to your own account. No cameras, no audio recorded.

Vape smoke drifting through an empty rental at dusk

The problem

You can't be in every room. The damage happens when you're not.

Smoking claims, parties that get you delisted, and entries into empty units cost hosts thousands a year — and the usual tools only listen for noise or bolt a camera into someone's home. Airceptor senses the room, not the people in it, and acts the moment something's wrong.

  • Smoking damage discovered at checkout — too late to charge
  • Noise complaints that reach the platform before they reach you

Nine signals, one disc

The sensing breadth a noise puck can't match.

Competitors hear one thing. Airceptor fuses nine environmental signals on one device, then crosses them with the calendar to know what each one means.

How the detection actually works

Anyone can see smoke. Airceptor tells you what kind.

Cheap monitors bolt on a single laser particle counter. It sees "something in the air" and guesses — so burnt toast trips the same alarm as a cigarette. Airceptor reads five signals at once and matches the fingerprint, so it knows the difference before it ever charges a guest.

The cheap way

One optical PM2.5 sensor

  • A laser counts particles — and nothing else
  • Can't separate cooking, steam, or incense from smoke
  • False alarms train hosts to ignore it
  • Battery-saving means a reading every 30–60 minutes

The Airceptor way

A Sensirion SEN66 + a dedicated CO cell

  • Particle size across PM1 / PM2.5 / PM4 / PM10
  • A VOC index and a NOx index for chemical context
  • Humidity slope separates cooking steam from real smoke
  • A true electrochemical CO sensor for the invisible one

Battery monitors

An estimate, once in a while

To save their batteries, they wake up, sample, and sleep — so smoking can go unflagged for twenty to thirty minutes. By the time it alerts, the guest is gone and the smell is in the drapes.

~30 min latency

Airceptor

A live reading, continuously

Wired to USB-C power, Airceptor never has to sleep. It takes a fresh reading every few seconds and pushes the instant a threshold breaks — catching the first puff, not the aftermath.

Detection to resolution

From a sensor reading to a settled fee — automatically.

01

Detect on-device

The sensor processes raw signals locally and confirms a threshold breach — only metrics and events ever leave the unit.

02

Cross-reference the calendar

Every event is checked against the booking calendar and your PMS: is this a paid stay, a turnover gap, or a vacant unit?

03

Message the guest

During a stay, the guest is auto-messaged on the channel they booked with the policy and the evidence attached.

04

Charge & record

The fee is charged to your own Stripe via Connect, and a timestamped, dispute-ready record is saved.

The proof hosts never had.

When a guest denies it, you usually have nothing but your word. Airceptor hands you a timestamped, tamper-logged record of exactly what its sensors saw — the spike, the minute it happened, and the booking it belongs to. Why it holds up

  • Timestamped to the minute

Matched to the exact reservation on your calendar — not a vague “sometime during the stay.”

  • A fingerprint, not one number

PM, VOC, NOx and CO together — far harder for a guest to wave off than a single reading.

  • Tamper-logged

The record shows the device was never covered, moved, or unplugged.

  • Export in one tap

What it senses

Nine signals. Zero guesswork.

One ceiling disc watches for the things that cost you money — smoke, parties, crowds, safety, damage — and tells you what each one actually means. Tap any signal to see it in plain English.

Auto-charged

Smoking & vaping

The moment someone lights up, the air fills with a fine cloud you can't see yet. Airceptor catches it long before the smell would reach you — or your next guest.

How it knows

It counts the tiny smoke particles floating in the air and reads their chemical signature, so a vape, a cigarette, and cannabis each look different.

SEN66 · PM1–PM10 + VOC / NOx index

It can warn on the spot, too — a configurable buzzer chirps or sounds a siren the instant a violation is detected. A smoker who hears the unit react usually stops before it ever becomes a claim.

No camera. No recorded audio. Nothing that could identify a person ever leaves the device.

All nine, on one board.

Every signal above comes from a real sensor on a single ceiling disc. Hover a component to see what it does.

Included, not upsold

There's a smart-home hub hiding in your smoke detector.

Every Airceptor is built on a chip with an onboard Zigbee & Thread radio — the same wireless standard the smart-home world runs on. So the disc on your ceiling doubles as a hub for inexpensive accessories, with nothing extra to plug in and no extra fee.

A $20 leak sensor paired to Airceptor can head off a five-figure water claim. That's the kind of math that pays for the whole fleet.

Zigbee & Thread onboardNo separate hubNo extra subscription

Water-leak sensors

Tuck them under sinks, water heaters, and washing machines. The wet-floor claim you never saw coming, caught in seconds.

Automatic shutoff valves

Pair a Zigbee valve and Airceptor can close the main the instant a leak is found — before a burst line floods the unit below.

Contacts & climate probes

Door and window contacts, remote temperature and freeze probes, and more standard Zigbee accessories, all on one hub.

Security & privacy

No camera. No microphone recording. Privacy built into the hardware.

The most sensitive place a sensor can go is someone's home. Airceptor is engineered so there is nothing invasive to leak — it senses the room, never the people in it.

A fair, conservative read of what each device does today — rivals get credit for anything they genuinely market. Rows only Airceptor fills: a real CO sensor, a Zigbee hub, an on-device deterrent, and charging the fee itself.

FAQ

Answers before you ask.

Is monitoring guests legal?+

Airceptor never uses a camera or records audio — it measures environmental signals and sound level only. Combined with a clear guest-facing disclosure (which we help you publish), that keeps you on the right side of platform rules and privacy law. Always confirm local requirements.

How accurate is smoke and vape detection?+

Detection fuses a particulate spike with a VOC-index rise and a NOx/CO combustion check, and it watches the humidity slope to tell cooking steam from real smoke — so burnt toast doesn't get your guest charged. Thresholds are tunable per listing, and every alert carries the underlying readings so you can verify before acting.

Can it do more than catch smoking?+

Yes. Every Airceptor has an onboard Zigbee and Thread radio, so it also works as a smart-home hub. Pair inexpensive water-leak sensors and automatic shutoff valves and it can close the main the moment a leak is found — stopping a burst pipe before it floods the unit, at no extra cost.

What happens on a disputed charge?+

Every auto-charge saves a timestamped evidence record — the sensor readings, the booking match, and the guest message. You can require review-before-charge, issue refunds, and hand the record to Stripe for any chargeback.

Does it work with my property manager?+

We connect natively to 10 property managers and to any platform that publishes an iCal calendar, including Airbnb and Vrbo. If yours isn't listed, our API and webhooks cover it.

How hard is it to install?+

Twist it onto a 2-screw ceiling plate, power it over USB-C, and join Wi-Fi from the app — about five minutes. Property managers can bulk-provision a fleet.

What data leaves the device?+

Only computed metrics and events over TLS — dB levels, indices, particulate readings, and alerts. Raw audio and raw signals are processed on-device and never transmitted.

Proactive protection for every property.

Detect the event, cross the calendar, and recover the fee — automatically, on your own Stripe. No cameras, ever.
